Step Customer Perspective Builder Perspective Time Frame
Pre-Sale Agreement
1 Select lot; sign lot reservation agreement. Place lot reservation deposit.   Varies
2 House design finalized, specifications (including exterior selections) and option list finalized. 10 to 90 days
3 Sign Agreement of Sale. Amount due at signing:
5% of base price plus 100% of options or 10% of the total price.

Building Permit Application
4 Commence interior selection process Cross sections, details and elevations are added to the plans. 1 to 2 weeks
5   Building permit application 1 to 2 weeks
Construction Process
6   Building Permit received. Construction begins – property surveyed and staked, excavation, foundation formed and poured, block work. 5 weeks
7 Majority of interior selections must be complete due to the need to be able to locate rough-ins for plumbing and HVAC House framed; stairs, windows and doors installed; roof installed. 6 weeks
8   Rough in for plumbing and HVAC commenced. 2 weeks
9 Electrical walk through – select locations for electrical openings and structured wiring. 1 day
10   Installation of electrical and structured wiring; plumbing and HVAC rough in completed 1 week
11   Exterior finish, insulation, drywall, paint, steps and driveway. 3 to 4 weeks
12   Finish work – flooring, cabinets, doors, lighting and plumbing fixtures. 4 to 6 weeks
13   Punch list work completed for interior and exterior 1 week
14 Walk through and closing 1 day
